Arlington has some of the oldest housing stock in Middlesex County. Colonials, capes, Victorians, and triple-deckers built in the 1910s, 20s, and 30s line the streets from East Arlington to Arlington Heights. These homes are built solid. But they come with layered paint history, original wood trim, and exterior surfaces that need real prep before a new coat holds through a New England winter. That's the work we do.
W&F Painting Solutions is based in Waltham on River Street, about 15 minutes from Arlington Center via Route 60. William Morales owns the business and is on every job personally. We handle interior and exterior house painting, cabinet painting, and deck work for homeowners throughout Arlington's 02474 and 02476 zip codes — from the dense streets of East Arlington to the hillside homes of Arlington Heights and the quieter neighborhoods near Spy Pond and Morningside.

Learn more →Most Arlington homes weren't built yesterday. The interiors in East Arlington, Arlington Center, and Arlington Heights reflect decades of life. Plaster walls with hairline cracks. Layered paint on trim and baseboards. Stairwells with scuffed railings and worn risers. These surfaces need real prep before paint goes on. We do that work before we ever open a can.
We paint living rooms, dining rooms, bedrooms, hallways, kitchens, and basements across the 02474 and 02476 zip codes. Older Arlington homes often have original interior doors with detailed profiles, narrow entryways, and tight staircases that require careful masking and steady hands. We protect floors, furniture, and trim throughout the project. If you're home while we're working, you won't have to live in chaos to get the job done.
Surface repair is part of every interior job. Nail pops, plaster cracks near windows and doors, and old water stains all get addressed before a brush touches the wall. We use low-VOC paints throughout. The finish is only as good as what's underneath it, and we take that seriously on every Arlington project.
Exterior painting in Arlington is mostly a prep story. The homes along Mass Ave, Broadway, and the residential streets of East Arlington and Arlington Heights are pre-war wood frames with original clapboard siding, fascia boards, and window casings that have been through a hundred winters. When paint fails on these surfaces, it's almost always a prep problem. Someone skipped the scraping, primed too thin, or caulked over gaps that needed to be cleaned out first.
We start every exterior job with an inspection. Failing paint gets scraped down to a sound surface. Bare wood gets spot-primed. Gaps around windows, doors, and trim get caulked before anything is topcoated. On tight Arlington lots where neighboring properties are close, we plan staging carefully so we're not blocking driveways or disturbing neighbors more than necessary. Arlington Heights adds elevation and wind exposure to the equation. Siding on north and west faces typically shows more wear and gets extra attention.
Many Arlington homes have been painted multiple times over the decades. Managing old paint layers, checking adhesion, and making sure new product bonds correctly is what separates a 3-year paint job from a 10-year one. We do exterior painting to last. Call (781) 392-8341 for a free estimate.
A lot of Arlington kitchens have solid wood cabinets from the 80s and 90s that are functionally fine but look dated. Replacing them costs $15,000 to $30,000 or more. Painting them costs a fraction of that and changes how the whole kitchen feels. We do cabinet painting properly: doors come off, hardware gets removed, surfaces get cleaned of grease, sanded for adhesion, primed, and sprayed with a factory-smooth finish. No brush marks. No drips. No cutting corners.
In the tighter galley kitchens common in East Arlington and older Colonials near Arlington Center, we work carefully around countertops, appliances, and flooring. The goal is a finish that holds up to daily use and looks clean for years. We've done this work in enough Arlington homes to know what the surfaces respond to and what doesn't hold. Call us to talk through your cabinet project before you start getting quotes.
We worked on a home near the Regent Theatre on Medford Street a while back. The homeowner had been putting off the exterior for two years because every painter they called either didn't show up for the estimate or came back with a price that assumed the siding was in better shape than it was.
When William walked the property, the south-facing clapboard had significant peeling near the roofline and around three windows. Previous painters had topcoated over failing paint rather than scraping it back. That's what caused the failure.
We scraped the failing areas down to wood, spot-primed bare surfaces, replaced two sections of rotted fascia, and caulked every window and door before the topcoat went on. The house is on a tighter lot near the center of town, so we worked in sections and moved staging each day to stay out of the sidewalk. The whole job took four days. The homeowner said it was the first time a painter had explained the prep process before starting instead of after the fact.
That's how every Arlington job runs. Honest assessment, real prep, clean results. Call (781) 392-8341.
East Arlington • Arlington Center • Arlington Heights • Jason Heights • Morningside • Brattle Square • Arlmont Village • Spy Pond • Minuteman Bikeway corridor • and all surrounding Middlesex County towns

Arlington is the second densest town in Massachusetts, and the neighborhoods feel distinct from each other. East Arlington is dense and urban with pre-war multi-family housing. Arlington Center is the walkable civic core. Arlington Heights is more suburban, hillier, and more exposed to weather. We know each area and what its housing stock typically needs. Here's how we work across town.
The densest part of town. Triple-deckers, two-families, and older single-family homes packed close together between Franklin Street and the Cambridge and Somerville lines. Interior painting for turnover, exterior repaints on wood-framed multi-family buildings, and cabinet work in tight galley kitchens. Lead paint is the rule, not the exception, in this part of Arlington.
The downtown hub along Massachusetts Avenue. Colonials, Victorians, and mixed-use properties near the Regent Theatre, Robbins Library, and Arlington Center for the Arts. Tight lots, limited staging room, and foot traffic mean planning matters as much as painting. We work here regularly and know how to manage the access challenges.
The western end of Mass Ave, rising toward Lexington. More single-family capes, colonials, and ranches on larger lots. Skyline Park and Menotomy Rocks Park are nearby. Homes at elevation here face more wind and weather exposure on north and west-facing siding. We account for that in how we prep and which coatings we recommend.
South of Arlington Center, stretching toward the Cambridge line. Colonial and Victorian-era homes on Jason Street and the surrounding residential streets. The Jason Russell House nearby is a reminder of how old this neighborhood really is. Housing stock here often has original wood trim and plaster walls that need careful handling.
One of Arlington's quieter, more spacious neighborhoods. Larger lots, more mature trees, and a mix of mid-century and older construction near Spy Pond in the northeast. Exterior painting projects here tend to be on larger homes with more linear feet of siding and trim. We're comfortable with the scale and scope of Morningside properties.
The border neighborhood where Arlington meets Belmont and Lexington. Quiet residential character with a mix of housing styles from multiple decades. We serve all three adjoining towns and cover this corridor regularly — whether the address says Arlington, Belmont, or Lexington, we're in the area.
Mass Ave runs the full length of Arlington from the Cambridge line to Lexington. The residential streets running off it — Highland Ave, Lake Street, Mystic Street, Pleasant Street — are lined with Colonials, capes, and two-families that were built between the wars. These homes have clapboard siding, detailed wood trim, and original windows that require patience and the right products.
On the exterior, the biggest issue we see is previous paint layers that weren't properly prepped. Someone topcoated over peeling paint, or caulked over gaps without cleaning them first. The new paint held for a season, then started lifting from the edges. We get called to redo this work properly. That means taking it back to a sound surface before anything new goes on.
East Arlington has more rental housing per square mile than almost anywhere in the inner suburbs. Triple-deckers and two-families near the Capitol Square area and along Broadway see regular tenant turnover. Landlords and property managers need painters who show up on schedule, work efficiently, and leave the unit clean.
We do turnover painting for rental properties throughout East Arlington. Interior repaint of a full apartment unit typically takes 2 to 3 days. We patch, prime, and paint walls, ceilings, and trim. We can work around a move-out and move-in window if you give us the dates in advance. Call (781) 392-8341 to talk through your rental property needs.
Arlington Heights has some of the most distinctive residential architecture in the town. The streets climbing toward Skyline Park at Robbins Farm include larger homes with more surface area, more trim detail, and more exposure to weather than homes in the flatlands near the Center. Getting the exterior paint right on these properties takes more time in prep and more attention to coating selection.
We work in Arlington Heights regularly. William walks every property personally before quoting so the estimate reflects what the job actually needs. If a home needs fascia replacement or trim repair before painting, we identify that upfront rather than surprising you mid-project. Call (781) 392-8341 for a free on-site estimate.

Arlington's housing stock is old, dense, and full of character. That's part of what makes the town great. It also means painting projects here come with specific things to know before you sign anything or hand over a deposit. Here's what matters.
That covers the vast majority of housing in East Arlington, Arlington Center, and Arlington Heights. Massachusetts law requires painters to follow lead-safe work practices when disturbing painted surfaces in pre-1978 homes. Ask any painter you're considering whether they follow these practices. We do. We use proper containment, HEPA vacuum cleanup, and safe disposal on every job where lead paint is a factor. If you have young children, ask about the specific approach before work starts.
Unlike some historic districts in other towns, Arlington's residential streets generally do not require approval for paint color changes. There is no town-wide architectural review board for standard repaints on single-family and multi-family homes. A small number of properties near the Jason Russell House area on Jason Street and parts of Arlington Center fall within locally designated historic areas — if yours is one of them, check with the Arlington Historical Commission before committing to a color change. For most Arlington homeowners, you're free to repaint in any color you choose.
Arlington is one of the densest towns in Massachusetts. Homes in East Arlington and near Arlington Center often sit on 4,000 to 6,000 square foot lots with minimal setback and shared or tight driveways. A painter who doesn't plan their staging carefully will block your neighbor's access, leave ladders in the sidewalk, or create a mess that becomes your problem. We lay this out at the estimate stage. You'll know exactly how we'll stage equipment and materials before we arrive on day one.
The Minuteman Bikeway passes through Arlington Center and has heavy pedestrian and cyclist traffic during warm months. Streets adjacent to the Bikeway can be busier than they look during spring and summer. If your home is near the Bikeway corridor, we factor that into scheduling and staging so our equipment doesn't create a hazard or conflict with the trail access.
Arlington gets real winters. Exterior painting requires surface temperatures above 50 degrees and no rain in the forecast for at least 24 hours after application. The reliable exterior painting season in Arlington runs from late April through October, with the sweet spot being May through September. Projects scheduled outside that window carry more weather risk. We're honest about timing. If conditions aren't right when we're scheduled, we'll tell you and adjust rather than pushing forward and having the paint fail early.
Repainting the interior or exterior of your home in Arlington does not require a building permit. This covers standard repaints, cabinet painting, deck staining, and most prep work including plaster repair and drywall patching. If your project involves structural repairs — replacing rotted sills, repairing a porch deck, or changing window configurations — that's a separate conversation and may need a permit. But painting itself is permit-free. We'll flag anything that falls outside that scope when we walk the property.
